About Us - Who the heck are you?

My name is Norm Werner and this is my site. I’ve been a Realtor for 10 years and currently work out of the Real Estate One office in Milford, Michigan. I’ve put together a team to help me help you with your short sale. I’m a Realtor. I’m not a lawyer or a short sale negotiator. That’s why I have teamed up with the people from Nationwide Loan Help. They are short sale specialists, with lawyers and negotiators on staff.

Nationwide Loan Help

Nationwide Loan Help is a Michigan-based company that got its start several years ago by assisting homeowners do loan modifications, hence the company name. When the banks decided that they’d rather do short sales than try to modify loans Nationwide Loan Help shifted its focus, too. They now have a full-time staff of short sale negotiators and lawyers who do nothing but short sale negotiations and they do it very well.

 

Why do I need a team?

The short sale process involves both the listing and sale of the property, which is the part that I do, and the actual negotiations with the lender, once a buyer is found. We both have critical roles In the process.

I determine the fair market price, list the property and do the marketing to find a buyer willing to make an offer.

The Nationwide people assist seller in putting together the necessary short sale packet of information to justify the short sale and then negotiate on behalf of the seller with the lender to gain acceptance of the purchase offer and to get relief for the seller of any deficiency between the sale price and the loan amount.

Both jobs require specific skills and can consume quite a bit of time. This is not a do-it-yourself process, even for sellers who might be attorneys themselves.
